While these may not be our most current policies, this is a good sample of what is expected and what you will sign/abide by when renting from Hocking Lodging Company. We take great pride in providing the cleanest, coziest, & most unique experience in the Hocking Hills area. And to do that consistently, it takes effort from our guests to take care of our properties just the same as we do. Treat us like your second home. We'll treat you like family. Our office is available from 9:00am to 9:30pm seven days a week.

*You must be at least 28 years old to rent Hidden Lake Lodge and 25 for Black Bear Hideaway.

For all reservations, a 50% upfront deposit by Check, Visa, MasterCard, or Discover is required to confirm. The remaining 50% balance will be due 30 days prior to your stay.

*New rentals may be required to pay a security deposit in full 1 month prior to rental. This amount will be discussed over the phone and can range anywhere from $500-$1500 depending on the lodge/length of stay. It must be paid by check before your stay and will be refunded one week after the stay as long as our rental policies have been explicitly followed.

*If your arrival is within 30 days of booking, the full amount + security deposit will be due when making your reservation.

*Hocking Lodging Company may use any funds received from guests immediately upon receipt of such funds.

*Reservations that are changed 2+ times are subject to a $25.00 reservation change fee.



There is a 2-night minimum stay requirement for rentals on weekends and a 3-night minimum stay may apply on holidays. See the “holiday list” section below.



The following holidays are subject to Peak Season Cabin Rental Rates and require a 3-night minimum stay. Check-ins will not be permitted on the actual day of the holiday. Please call for all holiday rates and confirm 3-night stay requirements. Other holiday restrictions may apply. Presidents’ Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, New Years Eve/Day.



*Hocking Lodging Company accepts Money Orders, Official Checks, (In some cases personal checks) Visa, MasterCard, and Discover credit cards for our rentals.

*An active credit card is required at the time of reservation, which will be kept on file for any damages/excessive clean up around the property.



*If you cancel prior to 30 days of reservation date, we will be happy to refund any fees that have been collected for your stay, less a $100 administration/booking charge.

*If cancellation occurs within 30 days prior to your arrival, a refund will not be given on the 50% deposit made at time of reservation. Please understand that we will have to do everything we can to re-rent the property within a very short amount of time.



*No refunds will be given due to weather conditions or for early departures.

*We recommend 4-wheel drive especially for the winter season, and carpooling if possible. Our parking area surrounding the lodges can accommodate approximately 6 vehicles.

*Your unit will be inspected and maintained prior to your arrival. Hocking Lodging Company will not issue refunds in the event of mechanical failure(s), power outage(s), absence/unexpected unavailability of usage of any item(s), hot tub issue(s), nor for any utility problem(s).

*No student groups, house parties, or receptions are allowed at any of the units. If guests are found to be having a party, they will be asked to vacate the unit and no refund will be given. No unauthorized guests may visit our locations. Our septic tank, well, and parking areas allow for only up to 18 guests at Hidden Lake Lodge and 12 at Black Bear Hideaway.


ABSOLUTELY NO FIREWORKS AND/OR FIREARMS SHALL BE SET OFF OR DISCHARGED ON THE PROPERTIES. We are near State Parks, largely wooded areas, and physically are log cabin rentals. If evidence of fireworks and firearm usage are found it will result in a $300 charge to the credit card on file. If any damage to the structure or the surrounding area is evident, you may face extended fines and/or legal action.



Only 1 discount may be applied to a cabin rental. Discounts may not be combined, nor can they be applied to special packages.



*Pets are not permitted in or around Hidden Lake Lodge. Discovery of an unauthorized pet will result in a $200 fee charged to the credit card on file.

*Small dogs are indeed permitted at Black Bear Hideaway for a fee of $15 per night per stay. Please inform HLC of details regarding pets at time of booking.

*Renter is responsible for cleaning up after the dog(s). Both inside and around the lodge. Excessive clean up charges will result for failure to clean up after your pet(s).



Smoking is not permitted at any of our properties or in/around any wooden decking. Discovery/evidence of smoking in these areas will result in a $300 fee charged to your credit card or taken out of security deposit. Please be sure each guest understands this policy. Guests are welcome to smoke around the fire pit area, but not anywhere on or near the decking/lodges.



While Hidden Lake Lodge sits on 30 acres and Black Bear Hideaway is on over 4 acres, you may still encounter neighbors at each lodge. Please keep this information in mind when celebrating and enjoying your stays. You may receive a courtesy phone call if noise is an issue for our full-time residential home owners in the area. Please be respectful of them, and keep noise levels to a minimum so that we are not affecting someone else's lifestyle. 



The owners are not responsible for any accidents, events, injuries, or illness that occurs while on the premises or facilities. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.



*Cabins may not have reliable cell service and may not have wifi. We may have a landline provided in such rentals. If there is a landline provided, local and emergency service would be available. Incoming calls may be received.

*Equipment failures and problems with the unit must be reported immediately (ie: no heat, no water, etc.). Other equipment failures such as hot tubs, gas fireplace, TV, etc. should also be brought to our attention. Repairs will be made as quickly as possible. Please call either 614-226-2757 or 614-352-9495 if problems are discovered.



*Bed linens and bath towels are provided along with basic kitchenware and utensils. Additional towels for hot tub use will not be provided.

*We provide a limited supply of trash bags, paper towels, bathroom tissue, dish and hand soap.

Personal items such as shampoo, bar soap, or hair dryers are not supplied, so please bring your own.



Each lodge has a charcoal grill. Bring your charcoal, matches, and starter fluid.



*Anything you would like to eat or drink. Don’t forget spices, condiments, napkins, foil/saran wrap, paper towels, and take-home containers for your yummy leftovers.

*We provide an initial supply of paper towels and toilet paper. After supply is depleted you will need to provide your own.

*Personal toiletry items (shampoo, conditioner, toothpaste, hair dryer, iron, etc.)

*Beach towels for the hot tub and/or lake usage.

*Matches and newspaper to start fires.


*Blu Ray/DVD disks for the Home Theater System (we do not provide a consistent supply of them.)



*Wood burning fireplaces indoors are not to be used April through September. At no time may you cut wood on the premises.

*There is a Hocking County ordinance which does not allow our guests to bring firewood into the area. Many insects and diseases that kill trees and destroy forests travel in firewood.

*If you have plans for a campfire, Please contact our office to order bundles in advance of your stay. A minimum 2 days advance notice is required.



*Check-in times begin at 4pm. Check-out is by 11am of scheduled departure date. We cannot accommodate early check-in and/or late check-out times. Please be respectful of these times noted. If there is a delay in checking out with our cleaning/maintenance crews waiting, you may be charged $100 fine as we are doing our best to prepare for our next guests in the short time provided.

*Please limit occupancy to what is posted on individual cabin descriptions/occupancy. Our occupancy rates apply and will be charged if additional people are discovered. Only those registered members of your party are permitted access during your stay.

*Hot tub cover must remain on the hot tub when not in use.

*Please do not leave loose trash in/around the outdoor receptacles or remaining in the lodge(s) or a $75.00 clean-up charge will apply. All trash must be tied neatly in bags and placed in outdoor receptacles.

**Hidden Lake Lodge garbage must be removed from bins and deposited in the dumpster at the top of the road at the end of your stay. Nothing remaining in outdoor receptacles. The $75 clean up fee will be applied to card/deposit if any garbage remains on site.

**Black Bear Hideaway guests may leave garbage neatly tied in bags in outdoor receptacles at end of stay.


View the check-in/check-out instructions email which you will have received 30 days prior to your stay for full understanding of what is required when vacating the premises. Leave the kitchen clean and lock all windows and doors. We ask that keys be returned to the lockbox at check-out. Lost keys are subject to a $75.00 replacement charge.



*Hot tubs should not be used at temperatures greater than 104. Switches to increase or decrease the jet speed may be adjusted. No other settings should be adjusted.

*Our hot tubs are routinely changed and continuously sanitized. Hot tubs left excessively dirty may be subject to a $100 clean-up charge.

*Guests that are staying 3 or more nights may be contacted to have a staff member check their hot tub chemicals.

*Do not sit on hot tub covers. This can break and damage the lid. Damage to hot tub covers will result in a $400.00 replacement fee.

*Use of the hot tub(s) is entirely at the risk of all guests. Please note that the hot tubs are balanced and chemically sound (but may not warmed up fully) at the time of your check-in, and any issues arising from a result of improperly-used hot tubs is the solely the renter’s responsibility. We can not be held responsible for the treatment and usage during your stay resulting in any skin irritations, infections, etc. Enter at your own risk.

*GLASS IS NOT PERMITTED IN/AROUND THE HOT TUB(S). Please plan accordingly by bringing disposable cups and/or cans. If evidence of glass is found in/around the hot tubs, it will result in a $200 clean-up charge.



*In the event of damages or extra cleaning requirements created by guests, additional charges may be applied to the security deposit and/or credit card on file with our office.



While we routinely treat our cabins, we are in the middle of the woods and it is likely that you will encounter insects, spiders, or critters during your stay. We cannot refund your reservation if you encounter this during your stay. Many critters live in the woods. Do not approach or feed wildlife, leave food on decks or porches, or leave garbage out as it may invite unwanted guests. We will not issue refunds due to visitation from such wildlife and/or pests.
